From Key Largo and Islamorada to Marathon and Key West, we buy distressed houses and buildable lots across Monroe County and the Florida Keys as-is. Cash buyers · 25+ years of combined experience · 1,000+ transactions.
Monroe County is the Florida Keys — plus a large part of the Everglades — and it works differently from the mainland. The Keys are a state-designated Area of Critical State Concern, where new homes are limited by building-permit allocation systems: ROGO in unincorporated Monroe County, with similar systems run by Key West, Marathon and Islamorada. The county has five incorporated municipalities — Key West, Marathon, Islamorada, Key Colony Beach and Layton — and everything else, including Key Largo, is unincorporated and handled by the county. Court matters are heard in the 16th Judicial Circuit.
Almost everything comes back to water, wind and permits. Much of the Keys sits in FEMA flood zones, many waterfront lots are in V-zones, and the FEMA 50% rule can force a large renovation of an older ground-level house to be elevated. Flood and windstorm insurance are expensive, and for many buyers they are what breaks the deal.

Inherited a house in the Florida Keys? We buy before probate is opened and during probate, and we work with the estate’s attorney. Our Monroe County probate page covers which court handles the case, where the clerk’s probate office is, homestead rules and what to do when heirs disagree. En español.

Yes — that's what we do. We buy distressed houses, teardown lots and commercial property in Monroe County (Florida Keys) as-is: major repairs, damage, violations, foreclosure, probate, bad tenants. We don't buy condos.
We estimate what the property would be worth fully repaired, based on recorded Monroe County sales of comparable nearby properties. Then we subtract what we expect repairs, holding costs and closing costs to be, and what we need to make the project worth taking on. We don't use a flat percentage, and we'll explain how we got to the number.
We buy throughout the Keys, from Key Largo and Tavernier through Islamorada, Marathon and the Lower Keys to Key West. We're based in Miami Lakes and we'll come see the property.
Yes. Because new homes are limited by allocation systems like ROGO, a lawfully established existing home is usually worth more than a vacant lot that still needs an allocation. We look closely at what is lawfully established on the property before we price it.
We have pages for Key Largo, Islamorada, Marathon, Key West, and the Florida Keys. We also look at properties in other parts of the county — send us the address.
