Several Properties?
One Buyer.
One Closing.

Selling five houses one at a time means five listings, five sets of inspections and five buyers who might back out. We buy rental portfolios, estate holdings and mixed packages of houses and lots in a single deal.

Selling a Portfolio Without Selling It Piece by Piece

South Florida · Palm Beach to the Keys

Portfolio sellers come to us for different reasons. A landlord who's managed rentals for twenty years wants to retire. An estate holds three houses and a vacant lot. A partnership is winding down. A small investor wants out of the management headaches all at once. What they have in common is that selling one property at a time takes too long and leaves them holding the worst ones at the end.

We make one offer for the group — or individual prices for each property, whichever you prefer — and close them together or on a staggered schedule. You don't need to fix, vacate or clean out any of them.

  • Tenant-occupied is fine. We review the leases and rent roll and take over as landlord. See selling with tenants.
  • Mixed condition. Turnkey rentals and teardowns in the same package — we price each on its own. See teardowns and lots.
  • Mixed problems. Open code cases, liens, deferred maintenance, a vacant unit with squatters. See code violations, tax liens and vacant houses.
  • Across counties. A duplex in Hialeah, a house in Fort Lauderdale, a rental in Lake Worth and a cottage in Marathon can all go in the same deal.
  • Estates and entities. We work with personal representatives, trustees, LLC members and their attorneys and accountants. See selling before probate.

Tax planning. Larger sales may raise capital gains, depreciation recapture or 1031 exchange questions. We don't give tax advice, but we'll work around the timing your CPA or attorney recommends, including closing dates that fit an exchange.

Bigger buildings and commercial. If the portfolio includes five-plus-unit apartment buildings, warehouses or retail, we buy those too — see apartment buildings, warehouses and commercial property.

Send us a list — addresses, unit counts, rents and anything you know about condition. We'll review it confidentially and get back to you with numbers. We can do the whole process in Spanish if you or your partners prefer.

Who we are. Prop Hunters is a local cash buyer based in Miami Lakes, operating since 2014 with more than 1,000 transactions behind us. We buy single-family homes, duplexes, townhouses and teardown lots across Miami-Dade, Broward, Palm Beach and Monroe counties — from Jupiter down to Key West. We renovate and resell houses (fix-and-flips), and when a house is past saving we build new construction on the lot. That is why condition rarely scares us off. One thing we don't buy: condos. If your property is a condo unit, we'll tell you so up front rather than waste your time. Call or text (305) 812-9445 — hablamos español, and the whole conversation can happen in Spanish if that is easier for you or your family.

FAQ

Do I have to sell everything together?

No. We can buy the whole package or just some properties, and close together or one at a time.

Can you buy properties in different counties?

Yes — anywhere in Miami-Dade, Broward, Palm Beach and Monroe counties.

Will you buy with tenants in place?

Yes. Leases generally stay in effect and we take over as landlord.

Can you work around a 1031 exchange?

We can set closing dates around your exchange timeline. Your CPA or qualified intermediary handles the exchange itself.

Do you buy condo units in a portfolio?

No. We don't buy condos, but we'll gladly make offers on the houses, multifamily and lots in the package.
