Bad Roof?
Cracked Foundation?
We Buy It As-Is.

Roof and foundation problems kill traditional sales: buyers can't get insurance, lenders won't finance, and repair quotes run into the tens of thousands. We buy the house as it stands.

Why Structural Damage Is Hard to Sell — and How We Do It

South Florida · Palm Beach to the Keys

In South Florida, the roof is often the deal-breaker. Insurers frequently decline or surcharge older roofs, and without insurance a buyer can't get a mortgage. Add a leak, a hurricane-damaged section or a tarp that's been up for a season, and most financed buyers walk away after the inspection.

Foundation problems are similar. Settling slabs, cracked block walls, sinking additions, doors that won't close, or sinkhole-related movement scare buyers and inspectors alike. Engineering reports and repair quotes can be expensive just to get.

We don't need any of that. We are cash buyers who renovate houses for a living, and when a house is past repairing we demolish it and build new construction on the lot. So we can buy:

  • Roofs at or past end of life, active leaks, storm damage and houses that can't get insured.
  • Foundation and structural issues — settlement, cracked slabs or walls, failing additions, unpermitted structural work.
  • The damage that comes with them — water intrusion, mold, ceiling collapse. See fire and water damage.
  • Open permits and unsafe-structure notices. See code violations.
  • Houses that are really teardowns. Some properties are worth more as a lot; see sell a teardown or lot.

If you have an open insurance claim, tell us. Depending on your policy and mortgage, claim proceeds may stay with you, go to the lender or need to be assigned — talk to your adjuster or an attorney, and we'll structure the offer around the answer.

Don't spend money on repairs before you talk to us. A new roof doesn't always add as much value as it costs, and patch jobs on structural problems can make things worse. We'll give you a written as-is number so you can compare it against fixing and listing.

Behind on payments because repairs ate your savings? See behind on the mortgage. House sitting empty because nobody can live in it? See vacant houses.

Who we are. Prop Hunters is a local cash buyer based in Miami Lakes, operating since 2014 with more than 1,000 transactions behind us. We buy single-family homes, duplexes, townhouses and teardown lots across Miami-Dade, Broward, Palm Beach and Monroe counties — from Jupiter down to Key West. We renovate and resell houses (fix-and-flips), and when a house is past saving we build new construction on the lot. That is why condition rarely scares us off. One thing we don't buy: condos. If your property is a condo unit, we'll tell you so up front rather than waste your time. Call or text (305) 812-9445 — hablamos español, and the whole conversation can happen in Spanish if that is easier for you or your family.

FAQ

Will you buy a house that can't get insurance?

Yes. We pay cash, so we don't need a lender or a binder to close.

Do I need an engineer's report first?

No. If you have one, share it; if not, we'll assess the house ourselves.

Should I replace the roof before selling?

Usually not. Talk to us first — a new roof often costs more than it adds to an as-is sale.

What about my insurance claim?

Tell us about it. Depending on your policy and lender, the claim can stay with you or be assigned; ask your adjuster or attorney.

Do you buy condos with structural problems?

No. We don't buy condos — including buildings facing structural or recertification assessments.
