Older small-bay warehouses, flex buildings, owner-user industrial and outdoor storage yards — we buy them as-is, vacant or leased. Cash buyers · 25+ years of combined experience · 1,000+ transactions.
A tenant that left, a tenant that won't pay or won't leave, short-term leases, or bays nobody has leased in a while.
Aging roofs and leaks, failing loading doors, spalling concrete, outdated electrical and fire-protection systems.
Overdue 40-year recertification in Miami-Dade or Broward, open permits, unpermitted mezzanines or build-outs, code liens and unsafe-structure cases.
An owner-user retiring or relocating, a partnership that wants out, or an estate that inherited an operating business's building.
A lot of South Florida's older industrial space — around Hialeah, Medley, Doral, the Miami River and Little River in Miami-Dade, the Fort Lauderdale, Pompano Beach and Dania Beach industrial areas in Broward, and the older pockets of West Palm Beach and Riviera Beach in Palm Beach County — was built decades ago. Those buildings often have low clear heights, older roofs and build-outs and mezzanines that were never permitted.
In Miami-Dade and Broward, buildings over a certain size and age need a structural and electrical recertification (commonly called the 40-year recertification) and periodic recertification after that. An overdue recert can lead to violations, unsafe-structure proceedings and trouble with lenders and insurers. We buy buildings with the recert still open and handle it ourselves.
We also look at industrial land, outdoor storage yards and sites where redevelopment is worth more than the existing building.

Use the form below. Leases and rent roll help but aren't required to start.
We check recorded sales, the income, and what the parcel allows under current zoning.
No sign in front, no tenant disruption from showings. We work to the closing date you need.
Yes. Send us the rent roll or a summary of the leases. Occupied buildings are evaluated on their income and lease terms, and we don't disrupt tenants with showings.
No. We buy buildings with the recertification open or failed and take on the engineering and repairs ourselves. Tell us where the process stands and whether there's an open case.
Yes. We buy with cash and as-is — no repair credits, no requirement to fill vacancies or fix violations first. The closing date is set around title, any lender payoff and your schedule.
Yes. If you're selling as part of a 1031 exchange, tell us your exchange deadlines and your qualified intermediary, and we'll set the contract and closing dates around them. Your tax advisor should confirm the details of your exchange.
Not necessarily. Before a foreclosure sale, a sale to us can pay off the loan — or, if the debt is more than the property is worth, we can work with the lender on a discounted payoff. If you hold a distressed or nonperforming note secured by South Florida commercial property, we'll look at that too.
Partnership disputes and estates are common in commercial sales. We can work with all the owners, a managing member, a court-appointed receiver or an estate's personal representative, and give everyone the same clear numbers.
