Neighborhood strip plazas, small shopping centers and storefront buildings with empty bays, tired tenants or a loan coming due — we buy them as-is with cash. Cash buyers · 25+ years of combined experience · 1,000+ transactions.
An anchor that left, bays that have been dark for a while, month-to-month tenants, or co-tenancy clauses triggered by a vacancy.
Aging roofs, rooftop AC units at the end of their life, cracked parking lots, lighting, signage and façades that need updating.
Overdue recertification in Miami-Dade or Broward, parking-lot lighting and guardrail requirements, open permits and code liens.
A loan maturing on a center that won't refinance, partners who want different things, or an estate holding a family-owned plaza.
Older neighborhood strip plazas along South Florida's main corridors — the kind with a laundromat, a restaurant, a few services and an anchor or two — are some of the hardest properties to finance when occupancy drops. One lost anchor or a few dark bays can make a refinance impossible and push a center toward a loan default.
In Miami-Dade and Broward, older commercial buildings over a certain size also need periodic structural and electrical recertification, which for a shopping center can include the parking lot's lighting and guardrails. An overdue recert, plus code-enforcement liens for things like the lot, signage or dumpster areas, can stall a traditional sale.
We look at a center for its income, its condition and its land. On a well-located corridor, a struggling plaza can make more sense redeveloped, and that's a project we take on ourselves.

Yes. We buy with cash and as-is — no repair credits, no requirement to fill vacancies or fix violations first. The closing date is set around title, any lender payoff and your schedule.
Yes. If you're selling as part of a 1031 exchange, tell us your exchange deadlines and your qualified intermediary, and we'll set the contract and closing dates around them. Your tax advisor should confirm the details of your exchange.
Not necessarily. Before a foreclosure sale, a sale to us can pay off the loan — or, if the debt is more than the property is worth, we can work with the lender on a discounted payoff. If you hold a distressed or nonperforming note secured by South Florida commercial property, we'll look at that too.
Partnership disputes and estates are common in commercial sales. We can work with all the owners, a managing member, a court-appointed receiver or an estate's personal representative, and give everyone the same clear numbers.
