A short sale is when your lender agrees to accept less than the full loan balance so the house can sell. We buy through short sales and handle negotiating with the lender — the package, the valuation, the back-and-forth — so you aren't stuck on hold.
If your house in Miami, Homestead, Miramar or Lake Worth is worth less than what you owe — because of a second mortgage, missed payments piling up, or a house that needs more work than it's worth — a regular sale can't pay the lender off. A short sale asks the lender to accept the sale proceeds anyway and release the lien.
Short sales have a reputation for being slow and frustrating. Most of that pain is the lender negotiation: hardship letters, financial documents, the lender's own valuation (a BPO or appraisal), counteroffers and approval letters that expire. We handle negotiating with the lender. You sign the authorizations and give us your documents; we deal with the servicer.
Things to know up front. Approval is always the lender's decision; we can't promise it. Timelines depend on the servicer — some move in weeks, some take months. Depending on your loan and state law, the lender may or may not waive a deficiency, and a forgiven balance can have tax consequences. Talk to a Florida real estate or foreclosure attorney and a tax professional about those questions — we're buyers, not advisors.
A short sale is often worth exploring before a foreclosure sale date. If you've already been served, read selling a house in foreclosure and behind on the mortgage. If the house is also damaged, the lender usually needs to see it — see foundation or roof damage.
We know many South Florida homeowners prefer to handle this in Spanish. Every call, document and explanation can be in Spanish.
Who we are. Prop Hunters is a local cash buyer based in Miami Lakes, operating since 2014 with more than 1,000 transactions behind us. We buy single-family homes, duplexes, townhouses and teardown lots across Miami-Dade, Broward, Palm Beach and Monroe counties — from Jupiter down to Key West. We renovate and resell houses (fix-and-flips), and when a house is past saving we build new construction on the lot. That is why condition rarely scares us off. One thing we don't buy: condos. If your property is a condo unit, we'll tell you so up front rather than waste your time. Call or text (305) 812-9445 — hablamos español, and the whole conversation can happen in Spanish if that is easier for you or your family.
Send your address and a few details using the form below. No contracts to sign up front, no commitment — just a conversation.
We check your property against real recorded sales at the Clerk of Courts, not an algorithm. Usually back to you within a day or two.
No cleaning, no staging, no strangers walking through your home. You pick the closing date that works for you.
A sale where the lender agrees to take less than the full mortgage balance so the house can be sold. The lender must approve it in writing.
Yes. After you sign an authorization, we submit the package, follow up with the servicer and negotiate the valuation and counteroffers. You'll still need to provide your financial documents.
It depends on the lender and whether there's a second mortgage. Some approve in a few weeks; others take a few months. Tell us about any sale date so we can be honest about timing.
It depends on your loan and what the lender agrees to. Ask a Florida attorney and a tax professional — we'll share whatever the approval letter says.
Sometimes lenders postpone a sale while a short sale is under review, but it isn't guaranteed. Talk to a foreclosure attorney about your case.
