From the 1950s and '60s streets of East Miramar to the newer communities out west near Miramar Parkway and I-75, we buy houses across Miramar as-is. Cash buyers · 25+ years of combined experience · 1,000+ transactions.
East Miramar — roughly the area east of University Drive, down toward the county line at Pembroke Road and SR-7 — is where most of the city's oldest houses are. Many are small block homes from the original build-out, and over the years a lot of them picked up rear additions, enclosed carports and efficiencies that were never permitted. That's often where a traditional sale falls apart.
East Miramar also has low-lying streets near the canals that take on water in heavy rain. If your house is in a FEMA flood zone, a big renovation can trigger the "50% rule," which is one more reason financed buyers walk away.
West Miramar — Silver Shores, Sunset Lakes, Monarch Lakes and the communities around them — is newer HOA construction, where the problems are usually financial rather than physical: a payment someone can't keep up with, a divorce, or a rental that stopped working.
These ZIP codes cover all or part of Miramar. ZIP boundaries don't always follow city limits, and some are shared with neighboring cities.

| Selling to Prop Hunters | Listing with an agent | |
|---|---|---|
| Repairs & condition | Sold as-is. We account for the repairs in our offer, so you don't fix, clean out or stage anything. | Buyers and their lenders often ask for repairs or credits after the inspection and appraisal. |
| Showings | No open houses and no strangers walking through. The process is a private conversation. | Showings and open houses are a normal part of marketing a listed home. |
| Commissions & fees | No listing-agent commission when you sell directly to us. Closing costs depend on the contract, and we'll go through them with you. | Agent commissions are negotiable and vary by agreement, plus closing costs and any repair credits. |
| Buyer financing | Our offers are cash offers, so there is no buyer mortgage approval to fall through. | The sale can depend on the buyer's loan approval and the lender's appraisal. |
| Closing date | You choose a closing date that works for you. | Depends on the buyer's financing, inspection and appraisal timeline. |
| Price | Our offer reflects the house as it stands today, with repair and holding costs taken out. | A renovated, move-in-ready house can sometimes sell for more on the open market, but that takes time and money up front and is not guaranteed. |
| Best fit | Houses needing major work, and complicated situations such as probate, liens, tenants or code cases — or sellers who value privacy and certainty. | Move-in-ready houses, or sellers with the time and budget to prepare the house for market. |
If your Miramar house is in good shape and you are not in a hurry, listing with an agent may bring a higher price. Our offers make the most sense when condition, timing or a complicated situation makes a traditional sale hard.

Yes — that's what we do. We buy distressed Miramar houses as-is: major repairs, damage, violations, foreclosure, probate, bad tenants. We don't buy condos.
We estimate what the house would be worth fully repaired, based on recorded Broward sales of comparable nearby homes. Then we subtract what we expect repairs, holding costs and closing costs to be, and what we need to make the project worth taking on. We don't use a flat percentage, and we'll explain how we got to the number.
Often, yes, through a short sale. Your lender has to agree to accept less than the full payoff. We handle short sales and can walk you through what the lender will need.
