Missed a few payments? Got a demand letter or a lis pendens? Pre-foreclosure is when you have the most options and the most equity to protect. Selling for cash is one of them.
Most foreclosures in Florida start the same way: a job loss, a medical bill, a divorce, a property-tax or insurance spike that pushed the escrow payment up. One missed payment becomes three, and the letters get more serious. This early stage — pre-foreclosure — is the time to make decisions, not after a sale date is set.
Here's the typical order of events in Florida. After missed payments the servicer sends notices, and usually a notice of default / intent to accelerate. If nothing changes, the lender files a foreclosure lawsuit in the circuit court of your county and records a lis pendens — a public notice that the property is in litigation. Investors and "we buy houses" mailers often start arriving right after the lis pendens is filed, because it's public record. Then comes the judgment and, eventually, a clerk's auction.
Selling during pre-foreclosure or right after a lis pendens can:
We buy as-is and close on your timeline, often in a few weeks once the payoff and title are in hand. A lis pendens doesn't stop a sale; the title company gets it released when the lender is paid. If you owe more than the house is worth, we can buy through a short sale and handle the lender negotiation for you. If the lawsuit is further along or a sale date is set, read selling a house in foreclosure.
Other options exist too: reinstatement, a loan modification, forbearance, or legal defenses. A HUD-approved housing counselor or a Florida foreclosure attorney can walk you through them. We're cash buyers, not lawyers or loan-modification companies, and we'll tell you honestly if selling isn't your best move.
Behind because of a divorce, an inheritance or unpaid property taxes? We've handled all of those, in English and Spanish.
Who we are. Prop Hunters is a local cash buyer based in Miami Lakes, operating since 2014 with more than 1,000 transactions behind us. We buy single-family homes, duplexes, townhouses and teardown lots across Miami-Dade, Broward, Palm Beach and Monroe counties — from Jupiter down to Key West. We renovate and resell houses (fix-and-flips), and when a house is past saving we build new construction on the lot. That is why condition rarely scares us off. One thing we don't buy: condos. If your property is a condo unit, we'll tell you so up front rather than waste your time. Call or text (305) 812-9445 — hablamos español, and the whole conversation can happen in Spanish if that is easier for you or your family.
Send your address and a few details using the form below. No contracts to sign up front, no commitment — just a conversation.
We check your property against real recorded sales at the Clerk of Courts, not an algorithm. Usually back to you within a day or two.
No cleaning, no staging, no strangers walking through your home. You pick the closing date that works for you.
A recorded public notice that a lawsuit — usually a foreclosure — involves the property. It doesn't stop you from selling; the lien is released when the loan is paid at closing.
Until the foreclosure sale, you own the house and can usually sell. The earlier you start, the more options you have.
Paying off the loan in full is generally better for credit than a foreclosure, but we can't give credit advice. Ask a HUD-approved counselor.
We can buy through a short sale, where we negotiate with your lender to accept less than the full payoff.
No, we don't buy condos. We buy houses, small multifamily and lots.
