Key West has some of the most distinctive houses in Florida — and some of the hardest to sell, between historic review, flood rules, insurance and rental restrictions. Cash buyers · 25+ years of combined experience · 1,000+ transactions.
Much of Old Town is inside Key West's historic district, where exterior work, new construction and demolition go through the Historic Architectural Review Commission (HARC). The classic wood-frame conch houses and cottages there can't simply be torn down, and restoring them properly — termite and rot repair, wood siding, metal roofs, foundations — is specialized and expensive.
Outside Old Town — New Town, the Casa Marina area, the Meadows and the streets toward the airport — you'll find more CBS homes from the mid-20th century, many at ground level and below current flood elevation. In a flood zone, the FEMA 50% rule limits how much those houses can be renovated before they have to be elevated, and low-lying streets have taken on water in recent storms.
New units in Key West are limited by the city's building permit allocation system, so a lawfully existing home — even one in rough shape — keeps real value.
These ZIP codes cover all or part of Key West. ZIP boundaries don't always follow city limits, and some are shared with neighboring cities.

| Selling to Prop Hunters | Listing with an agent | |
|---|---|---|
| Repairs & condition | Sold as-is. We account for the repairs in our offer, so you don't fix, clean out or stage anything. | Buyers and their lenders often ask for repairs or credits after the inspection and appraisal. |
| Showings | No open houses and no strangers walking through. The process is a private conversation. | Showings and open houses are a normal part of marketing a listed home. |
| Commissions & fees | No listing-agent commission when you sell directly to us. Closing costs depend on the contract, and we'll go through them with you. | Agent commissions are negotiable and vary by agreement, plus closing costs and any repair credits. |
| Buyer financing | Our offers are cash offers, so there is no buyer mortgage approval to fall through. | The sale can depend on the buyer's loan approval and the lender's appraisal. |
| Closing date | You choose a closing date that works for you. | Depends on the buyer's financing, inspection and appraisal timeline. |
| Price | Our offer reflects the house as it stands today, with repair and holding costs taken out. | A renovated, move-in-ready house can sometimes sell for more on the open market, but that takes time and money up front and is not guaranteed. |
| Best fit | Houses needing major work, and complicated situations such as probate, liens, tenants or code cases — or sellers who value privacy and certainty. | Move-in-ready houses, or sellers with the time and budget to prepare the house for market. |
If your Key West house is in good shape and you are not in a hurry, listing with an agent may bring a higher price. Our offers make the most sense when condition, timing or a complicated situation makes a traditional sale hard.

Yes — that's what we do. We buy distressed Key West houses as-is: major repairs, damage, violations, foreclosure, probate, bad tenants. We don't buy condos.
We estimate what the house would be worth fully repaired, based on recorded Monroe County sales of comparable nearby homes. Then we subtract what we expect repairs, holding costs and closing costs to be, and what we need to make the project worth taking on. We don't use a flat percentage, and we'll explain how we got to the number.
Yes. We buy historic-district homes as-is. Because exterior changes and demolition there go through HARC, we price those homes as restorations and explain how we got to the number.
