Marathon is the working heart of the Middle Keys — canal homes, boat lifts, fishing and a lot of houses still recovering from storms. We buy them as-is. Cash buyers · 25+ years of combined experience · 1,000+ transactions.
The City of Marathon, incorporated in 1999, runs from Knight's Key up through Grassy Key, with Key Colony Beach as its own small city in the middle. Much of the housing is canal-front: a mix of older ground-level CBS homes, frame houses and elevated homes on pilings, many with docks, seawalls and boat lifts that need as much work as the house.
The Middle Keys took serious damage from Hurricane Irma in 2017, and some properties were never fully repaired — or were repaired without all the permits closed. Others were rebuilt to code and now face the other Keys problem: flood and windstorm insurance that keeps going up.
New residential units in Marathon are limited by the city's building permit allocation system, so we look closely at what's lawfully established on a property before we price it.
These ZIP codes cover all or part of Marathon. ZIP boundaries don't always follow city limits, and some are shared with neighboring cities.

| Selling to Prop Hunters | Listing with an agent | |
|---|---|---|
| Repairs & condition | Sold as-is. We account for the repairs in our offer, so you don't fix, clean out or stage anything. | Buyers and their lenders often ask for repairs or credits after the inspection and appraisal. |
| Showings | No open houses and no strangers walking through. The process is a private conversation. | Showings and open houses are a normal part of marketing a listed home. |
| Commissions & fees | No listing-agent commission when you sell directly to us. Closing costs depend on the contract, and we'll go through them with you. | Agent commissions are negotiable and vary by agreement, plus closing costs and any repair credits. |
| Buyer financing | Our offers are cash offers, so there is no buyer mortgage approval to fall through. | The sale can depend on the buyer's loan approval and the lender's appraisal. |
| Closing date | You choose a closing date that works for you. | Depends on the buyer's financing, inspection and appraisal timeline. |
| Price | Our offer reflects the house as it stands today, with repair and holding costs taken out. | A renovated, move-in-ready house can sometimes sell for more on the open market, but that takes time and money up front and is not guaranteed. |
| Best fit | Houses needing major work, and complicated situations such as probate, liens, tenants or code cases — or sellers who value privacy and certainty. | Move-in-ready houses, or sellers with the time and budget to prepare the house for market. |
If your Marathon house is in good shape and you are not in a hurry, listing with an agent may bring a higher price. Our offers make the most sense when condition, timing or a complicated situation makes a traditional sale hard.

Yes — that's what we do. We buy distressed Marathon houses as-is: major repairs, damage, violations, foreclosure, probate, bad tenants. We don't buy condos.
We estimate what the house would be worth fully repaired, based on recorded Monroe County sales of comparable nearby homes. Then we subtract what we expect repairs, holding costs and closing costs to be, and what we need to make the project worth taking on. We don't use a flat percentage, and we'll explain how we got to the number.
Yes. Storm-damaged homes are a big part of what we buy in the Keys. We'll account for the repairs, open permits and any flood-elevation requirements in the offer, and you don't need to fix anything first.
We look at properties in the ZIP codes that cover all or part of Marathon, including 33050 and 33051. ZIP boundaries don't always follow city lines, so if you're not sure, just send us the address.
