As-Is Sales · South Florida

Sell It
Exactly As It Is.
No Repairs. No Showings.

As-is means what it says: we buy the house in its current condition. You don't fix, clean, stage or host open houses, and we don't come back after the inspection asking for credits.

What "As-Is" Really Means With Us

South Florida · Palm Beach to the Keys

Plenty of buyers say "as-is" and then renegotiate after the inspection. When we make an offer, we've already priced in the condition. We walk the house once, look at the roof, plumbing, electrical, foundation and permits, and give you a written number that reflects what we saw.

What you don't have to do:

  • Repairs, painting or updates — even big ones like the roof, AC or electrical panel.
  • Clean-outs. Leave whatever you don't want to take.
  • Showings, staging or open houses.
  • Close permits or fix code issues first. See code violations.
  • Wait on buyer financing, appraisals or insurance — we pay cash.

How we price an as-is house. We start from what similar renovated homes have actually sold for, using recorded deed sales at the Clerk of Courts rather than an online estimate. Then we subtract the real cost of the work, holding costs and a margin. We'll show you the math if you ask. Sometimes listing with repairs nets more — and when it does, we'll say so.

Who sells as-is? Owners who've inherited a house (before probate or during probate), landlords with tenants, couples in a divorce, owners behind on the mortgage, and anyone with a house that has roof or foundation damage, fire or water damage or that's simply dated. Also hoarder houses and vacant ones.

Where we buy. All of South Florida — Miami, Hialeah, Miami Lakes, Doral, Kendall and Homestead in Miami-Dade; Fort Lauderdale, Hollywood, Pembroke Pines and Coral Springs in Broward; West Palm Beach, Boca Raton, Delray Beach and Jupiter in Palm Beach; and the Florida Keys in Monroe. See all South Florida areas.

You choose the closing date — as soon as title is clear, or months out if you need time to move. Closing happens at a title company, and the proceeds are yours after payoffs.

Who we are. Prop Hunters is a local cash buyer based in Miami Lakes, operating since 2014 with more than 1,000 transactions behind us. We buy single-family homes, duplexes, townhouses and teardown lots across Miami-Dade, Broward, Palm Beach and Monroe counties — from Jupiter down to Key West. We renovate and resell houses (fix-and-flips), and when a house is past saving we build new construction on the lot. That is why condition rarely scares us off. One thing we don't buy: condos. If your property is a condo unit, we'll tell you so up front rather than waste your time. Call or text (305) 812-9445 — hablamos español, and the whole conversation can happen in Spanish if that is easier for you or your family.

FAQ

Will you renegotiate after the inspection?

Our walk-through is the inspection. We price the condition into the offer up front.

Do I pay commissions?

No. You're selling directly to us. Typical seller closing costs are covered in the written offer so you know your net.

How fast can you close?

Often in two to three weeks once title is clear, or later if you need more time.

Is a cash as-is offer lower than listing?

Usually, because we take on the repairs, holding costs and risk. We'll be honest if listing would net you more.

Do you buy condos as-is?

No. We don't buy condos. We buy single-family homes, townhouses, duplexes to fourplexes and lots.
